HOA Shed Rules in North Texas
What HOAs and city permit offices actually require for backyard sheds — so you can get approved without surprises.
Quick Answer
Most North Texas HOAs allow sheds with restrictions: maximum size (often 120–200 sq ft), color match, behind-the-fence placement, and prior written approval. Rural and unincorporated properties almost never require HOA approval. Permit requirements depend on your city — small towns often require nothing, while larger cities require permits for structures over 120–200 sq ft.
Important: We are shed dealers, not attorneys. This guide is based on typical North Texas rules. Always verify with your HOA and city before ordering.
How HOA Shed Approval Works
Most HOAs require an Architectural Review Committee (ARC) approval before installing any structure — including a portable shed. The process usually involves:
- Download an ARC application from your HOA's website or management company
- Submit dimensions, a site plan showing placement, and a photo or spec sheet of the shed
- Wait 2-4 weeks for written approval
- Install only after written approval — verbal is not enough
We provide spec sheets and photos for any building we sell. Just ask.
Common HOA Restrictions
- Size: Maximum 120–200 sq ft is most common (10x12, 10x16, 10x20)
- Height: Usually 10–12 ft max, or must not be visible above fence line
- Color: Must match or complement the house siding and roof
- Placement: Must be in the backyard, set back from property lines
- Foundation: Some HOAs specify gravel, concrete, or treated wood
- Style: Some require a specific roof pitch or architectural style
