Shed Permit Guide — North Texas Counties

Do you need a permit for your shed? It depends on where you live. We researched the requirements for every county in our delivery area so you do not have to.

Quick Answer: Texas Shed Permit Rules

General rule (most Texas cities): Sheds under 200 square feet, one story, with no plumbing or utilities, do not require a building permit under IRC R105.2.

But: All structures must still meet zoning setbacks (distance from property lines), height limits, and lot coverage rules. Some cities require permits for all accessory buildings. Always verify with your local building department.

Portable building advantage: Our sheds are delivered fully built on skids — not permanently affixed. This can simplify or eliminate permit requirements in many jurisdictions.

Permit unlikely

Usually a one-story shed under 200 sq ft with no plumbing or utilities.

That does not mean “do whatever you want.” Setbacks and height rules still matter.

Permit likely

Expect permits once you go over 200 sq ft, add utilities, or place the building inside a tighter city jurisdiction.

Steel buildings, garages, and anything with a slab or engineered plan usually land here.

Always confirm

HOAs, flood zones, corner lots, and city ETJ rules can change the answer fast.

Check your county guide below, then confirm with the local building department before you order.
