What Affects the Price of a Portable Shed?
Five main factors determine your final shed cost. Size has the biggest impact, followed by style and optional upgrades.
- Size:An 8x10 starts at $2,796. A 16x40 runs $16,796. Every extra foot of length adds $200 to $400 depending on width.
- Style:Utility sheds cost the least. Lofted Barns add overhead storage lofts. Cabins include finished interiors with insulation, wiring, and drywall.
- Materials:Standard painted wood siding is included. Upgrades to LP SmartSide or board-and-batten add 5% to 15%.
- Add-ons:Extra windows, workbenches, shelving, electrical packages, and extra doors all add to the base price.
- Delivery distance:Free within 50 miles. Beyond that, expect $5 per loaded mile paid to the driver.
Lofted Barn vs Utility vs Cabin: Which Costs More?
The Utility shed is the most affordable option. The Lofted Barn costs about $300 to $500 more but adds overhead loft storage. Cabins cost the most because they include a finished interior.
Here is a 12x16 comparison at Wichita Falls sale prices:
- 12x16 Utility$4,916
- 12x16 Lofted Barn$5,236
- 12x16 Cabin$6,316
Most customers choose the Lofted Barn. The loft adds a ton of vertical storage for only $320 more than the Utility. If you plan to use the building as a workshop, home office, or she-shed, the Cabin style is worth the upgrade.

How to Get the Best Price on a Shed
There are several ways to save money on your shed purchase. The biggest savings come from buying on-lot inventory during a sale.
- Buy on-lot inventory. Buildings already on the lot are 20–25% off right now during our March Sales Event at both locations — 2024 models get the full 25%.
- Pay cash or card. Cash and card buyers avoid the rent-to-own markup. Over 60 months, RTO adds about 50% to the total cost.
- Shop seasonal sales. Winter and early spring often have the best promotions. Dealers want to move inventory before the busy summer season.
- Choose the right size the first time. Buying one bigger shed is cheaper than buying two smaller ones. Most people wish they had gone bigger.
- Skip unnecessary add-ons. Start with the base model. You can add shelves and workbenches yourself later for less money.

Is it cheaper to buy or build a shed?
Buying a portable shed is almost always cheaper than building one from scratch. A factory-built 12x16 shed costs around $5,236 on sale. Building the same size from lumber, hardware, and roofing materials typically costs $7,000 to $10,000 before you count your time and tools.
Do shed prices include delivery?

How much are monthly payments on a rent-to-own shed?
Monthly rent-to-own payments range from $118 for a small 8x10 Utility shed to $674 for a large 16x40 Lofted Barn. Most customers choose a 12x16, which runs about $216 per month. You only need $100 to $250 down with no credit check required.
What size shed is most cost-effective?
The 12x16 is the most popular and cost-effective shed size. It gives you 192 square feet of storage at roughly $27 per square foot on sale. Going smaller saves a little money but costs more per square foot. Going bigger gives better value per square foot but higher total cost.
Are there hidden costs when buying a shed?
No. The sale price includes the building, delivery within 50 miles, and setup on your property. You do not need a concrete pad. The only extra cost would be delivery beyond 50 miles ($5 per mile) or optional add-ons like shelves, workbenches, or extra windows.

Yes. Delivery and setup are included at no extra charge within 50 miles of our Denton or Wichita Falls stores. The driver levels and places the building exactly where you want it. All you need is a relatively flat spot in your yard.
